Abstract

The article delves into the significance of property age in the commercial real estate market, particularly focusing on REITs. It explores how the age of properties impacts the operational efficiency, portfolio risk, and firm value of REITs. The study reveals that older properties are associated with higher maintenance costs, lower occupancy rates, and increased firm risk. Interestingly, the analysis shows that REITs holding older properties do not benefit from superior stock returns or firm value, suggesting that the primary beneficiaries are the REIT managers rather than the shareholders. The authors also examine three potential reasons why REITs own older properties: agency problems, geographic location-based considerations, and value-add investment strategies. The findings highlight the importance of understanding the implications of property age for investment decisions in the commercial real estate sector.
