Abstract

This chapter delves into the transformative impact of integrating Building Information Modeling (BIM) with configuration systems in modular residential construction. It begins with an extensive literature review, identifying key gaps in current BIM platforms and their limited applicability to off-site construction methodologies. The study then compares various commercial configurators, evaluating their integration into the lifecycle of Off-Site Construction (OSC) projects and their alignment with industry requirements. A significant focus is on the development of a BIM-based configuration platform tailored for modular residential projects, addressing the need for tools that assist designers in adopting modular integrated construction systems. The proposed platform aims to streamline the design, production, and assembly processes, ensuring compliance with regulatory standards and optimizing resource management. The study also explores the potential of BIM platforms in automating design elements, analyzing carbon emissions, and integrating various phases of the OSC lifecycle. The architecture of the proposed configurator is detailed, highlighting its backend and frontend structure, and the use of parametric elements databases to facilitate customization and decision-making. The chapter concludes by discussing the effectiveness of BIM-based configurative systems in modular projects and suggests future research directions, including the validation and development of the proposed workflow.
