Abstract

The digitalization of the construction industry is a global trend that promises increased efficiency, cost savings, and improved project outcomes. This chapter delves into the specific context of Sri Lanka, where the construction sector, particularly in commercial building projects, is at a critical juncture. The assessment reveals that while digital technologies such as Building Information Modeling (BIM), IoT, and cloud computing are recognized for their potential benefits, their adoption remains limited due to various challenges. Key facilitators for digitalization include the pre-construction, construction, and post-construction phases, as well as policies and regulations. The chapter highlights the current digital technologies in use, such as AutoCAD, Revit, and MS Project, and identifies gaps in the adoption of more advanced technologies. Through a combination of literature review, questionnaires, and expert interviews, the research provides a nuanced understanding of the readiness and barriers to digital transformation. It offers practical recommendations for enhancing digital adoption, including the need for government support, training programs, and the development of local digital infrastructure. The findings underscore the importance of addressing high capital expenditures, lack of awareness, and the need for standardized data management practices. By addressing these challenges, the construction industry in Sri Lanka can leverage digital technologies to achieve greater efficiency, sustainability, and competitiveness in the global market.
