This book examines green transition and circular economy in the fields of building design and Real Estate management. By outlining windows for seizing the opportunity to integrate circular approaches in current building practices, the book provides information tools to support building stakeholders (e.g. building designer and managers, manufacturers, Real Estate owners, maintenance operators, facility managers, etc.) in: (i) understanding circular re-strategies (e.g. reuse, remanufacturing, repurposing, etc.), the related requirements and the pre-conditions for their implementation within building design and management practices; (ii) reviewing design approaches at the product and building scale, also highlighting new circularity-related contents for the Briefing Documents; (iii) developing circular organizational and contract models for the procurement of Facility Management services, also integrating new circularity-related contents in Invitations to Tenders (ITTs); and (iv) assessing the quality and the effectiveness of circular practices, also highlighting circularity performance metrics and indicators in the context of corporate sustainability reporting.

Chapter 1. Circular Re-strategies in Building Design and Management: Reviewing Basic Concepts
Abstract
The present chapter introduces the topics of Circular Economy and circularity, focusing on circular re-strategies (e.g. reuse, remanufacturing, repurpose, etc.)—as defined and prioritized by the European Directive 2008/98/CE—and their applications in the specific field of building design and management. The adoption of circular approaches implies a review of the basic concepts of building design, maintainability, maintenance, Facility Management (FM) services procurement and delivery, including related contractual forms. Indeed, new organizational models based on “green” paradigms are currently redefining the modalities of value creation, preferring: (i) circular “resource-resource” approaches instead of linear “take-make-dispose” processes; (ii) new product-service models and use-based payment systems; (iii) closed-loop approaches to information management promoting circularity. Hence, the chapter describes and discusses these innovative paradigms with respect to current practices of building design and management, highlighting main opportunities and innovation scenarios.

Chapter 2. Circularity Integration in Building Practices: Windows of Opportunity
Abstract
The present chapter introduces the concept of “windows of opportunity” as guiding approach to analyze the Building Process (encompassing pre-design and design, construction, maintenance and management, end-of-life phases) in order to identify possibilities to integrate circular principles within current building practices. In particular, the identified “windows of opportunity” for introducing circularity requirements concern the following key moments: (i) the development of the Briefing Documents (BDs) and the definition of project objectives and design principles; (ii) the development of Invitations to Tenders (ITTs) for the provision of building products and services related to Operation and Maintenance (O&M); (iii) the development of sustainability and circularity assessment reports during the building management phase to adjust and/or improve strategies and practices. With respect to these key moments, the key role of stakeholders and the related network-based relationships towards circular building practices are highlighted, together with the need of reviewing and integrating existing documents and tools with specific circularity clauses, expressed as procedures, requirements and/or indicators.

Chapter 3. Requesting Circular Design Approaches: Integration of Briefing Documents (BDs) for Building Design
Abstract
The present chapter introduces the first “window of opportunity” towards circularity, focusing on the development of the Briefing Documents (BDs) and the definition of project objectives and design principles. In particular, the chapter firstly focuses on the EU Level(s) “European framework for sustainable buildings” highlighting its role in supporting design firms and building design stakeholders in applying circular economy principles by providing (i) a common language for assessing the circularity performance of buildings and (ii) circularity assessment criteria for the comparison of different design options. Moreover, the chapter introduces: (i) the ISO 20887 “Sustainability in buildings and civil engineering works. Design for disassembly and adaptability. Principles, requirements and guidance” standard by the International Organization for Standardization (ISO) and (ii) the “Circular Buildings Toolkit” by ARUP and Ellen MacArthur Foundation, highlighting their contribution in supporting the transition towards the design of circular buildings. In light of these tools, the chapter proposes new approaches oriented towards circularity for the development of Briefing Documents (BDs), as well as circularity-related contents to include within BDs for building design.

Chapter 4. Circular Provision of Building Products and Services: Integration of Invitations to Tender (ITTs)
Abstract
The present chapter deals with the circular procurement of goods and services and the related development of Invitations to Tenders (ITTs), exploring the second “window of opportunity” towards circularity. The chapter aims to understand the new circularity-related contents to include within ITTs for the provision of building products and services during the building use and management phase. In this regard, the chapter introduces the contribution of the Green Public Procurement (GPP) policy by EU and the Circular Economy Procurement Framework by Ellen MacArthur Foundation, as key voluntary support tools towards circular management models and procurement. Moreover, the chapter discusses new circular business and organizational models based on the concept of “servitization”, currently highly promoted by EU, international standardization bodies (e.g. ISO with the ISO/DIS 59010 standard) and the global building industry literature. Hence, the chapter adjusts the circular models for the context of Real Estate and Facility Management, exploring the new related value creation processes, agreement formulas, performance monitoring procedures, payment methods, contractual relationships and clauses, as well as new roles of traditional supply stakeholders and new needed profiles of competence. Accordingly, the chapter identifies the novel circularity-related contents to integrate within ITTs, as key starting point to activate and implement circular practices within building management.

Chapter 5. Assessing Circular Practices: New Reporting Requirements for the Building Stakeholders
Abstract
The present chapter introduces the topic of sustainability and circularity assessment, deepening the third “window of opportunity”. In this regard, the new regulatory updates recently published by the EU—starting with the Non-Financial Reporting Directive (NFRD), followed by the EU Taxonomy Regulation and the Corporate Sustainability Reporting Directive (CSRD)—introduce novel elements to the constantly evolving regulatory framework on sustainable reporting, adding new disclosure requirements and new metrics to adopt. With the aim of understanding the new obligations for companies operating in the building sector, the chapter first explores the EU Taxonomy and the CSRD, highlighting the European Sustainability Reporting Standards (ESRS) recently-developed by EFRAG to ensure a standardization of sustainability assessment practices. Secondly, the chapter proposes an overview of a non-exhaustive set of voluntary tools and support guidelines at the European and international level—i.e.: ISO/DIS 59020 standard “Circular economy. Measuring and assessing circularity” by ISO; Circulytics by the Ellen MacArthur Foundation; Circular Transition Indicators (CTI) by WBCSD—highlighting main approaches, types of indicators and measurement methods. Lastly, based on the performed analyses, the chapter highlights key emerging needs and outlines potential circularity-related “game changers” for building and Real Estate companies, focusing on the key issues of “governance”, “integration” (strategic level), “data management” and “digitalization” (operational level).

Chapter 6. Conclusions
Abstract
 The new obligations and policies introduced by EU in the context of the Circular Economy Action Plan (CEAP)—including Sustainable Finance Disclosure Regulation (SFDR), EU Taxonomy Regulation, Corporate Sustainability Reporting Directive (CSRD), Level(s), etc.—are leading sector operators to face a sudden change of practices. The latter requires a holistic approach since it encompasses all the application scales (organization, building, process, product), all the decision-making levels (strategic, tactical, operational), all the interrelated building phases (design, construction, use and management, end-of-life) and all the building parties (from investors to design firms, manufacturers, construction companies, property and facility managers, waste managers, sustainability consultants, users, etc.). In this regard, the book contributes to support building stakeholders in the gradual integration of circularity within their building practices by proposing: new circularity-oriented approaches to the development of Briefing Documents (BDs) for the design of circular buildings, including new circularity-related BDs contents (Chap. 3); new contents for expressing circularity-related requests within Invitations to Tender (ITTs) for building products and Facility Management (FM) services provision (Chap. 4); new approaches and tools for reporting circularity performance of building practices (Chap. 5).
