Abstract

Ausgangspunkt und damit Kernpunkt für jede Projektentwicklung ist die Werteinschätzung für das fertig gestellte Projekt. Diese Aussage zeigt bereits auf, mit wie viel zusätzlichen Unsicherheiten und Unwägbarkeiten die Ermittlung eines Projektverkehrswertes gegenüber der Wertermittlung für ein bereits bebautes Grundstück belegt ist, da für die Realisierung eines Projektes i. d. R. ein Zeitraum im Bereich von Jahren benötigt wird, ein Zeitraum also, in dem sich viele Kenndaten einer Verkehrswertermittlung, ja sogar der gesamte Immobilienmarkt entscheidend verändern können.
